Apex Marathon is a 313-unit, Class A apartment building with structured parking and street-level retail, developed on a 2.7-acre Opportunity Zone site in Nashville’s Marathon district as part of LEFT’s concentrated pipeline northwest of the downtown core.
The project was underwritten from every angle: land basis, construction cost, rent comparables, financing structure, and exit, and designed with the product type best suited to the submarket’s renter profile.
Together with the adjacent pipeline, Apex Marathon contributes to a critical mass of new residential development that strengthens the neighborhood block by block.
