The Project
The 806 16th Ave N project is a 330-unit ground-up multifamily development in Nashville’s historic Marathon district, northwest of the downtown core. The project transforms a former industrial recycling site into a best-in-class residential community, the kind of complex, high-friction redevelopment where the platform’s experience creates value.
The design wraps a full city block with a landscaped interior courtyard, ground-level amenity space, and a streetscape that restores the neighborhood’s industrial-brick character. Site work included environmental remediation and entitlement workstreams completed to institutional standards.
Located in the path of progress between the urban core and the city’s fastest-growing westside neighborhoods, LEFT Development entitled the site and successfully sold 806 16th Ave N to Rangewater, a national multifamily developer based in Atlanta, realizing the investment for its partners.
